Ran Sahar through the entity 5153 Monroe LLC paid $5.9 million to BH3 Management through the entity Abacus 53 Monroe LLC for the 20-unit residential walkup building (C4) at 51 Monroe Street and the 17-unit residential walkup building (C4) at 53 Monroe Street in Two Bridges, Manhattan. The expected use is cash flowing.
The deal closed on September 4, 2025 and was recorded on September 11, 2025. The two properties have 19,260 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $306 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for BH3 Management was Daniel Lebensohn . The signatory for Ran Sahar was Ran Sahar. The contract date was June 26, 2025.

Prior sales and revenue

Prior to this transaction, PincusCo has no record that the buyer Ran Sahar had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller BH3 Management purchased 54 properties in two transactions for a total of $136 million and had not sold any properties over the same time period. The former owners according to the Department of Housing Preservation and Development includes Daniel Lebensohn, head officer and Artiol Carcani, site manager. The business entity is Abacus 53 Monroe Llc. The two properties with a total of 19,260 square feet of built space generated revenue of $922,197 per year or $48 per square foot. The sale price per square foot was $306.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the properties for the past 24 months. In addition, according to city public data, the properties have received eight housing violations and $6,920 in OATH penalties in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.

The block

On the tax block of 51 Monroe Street, PincusCo has identified the owners of five of the 15 commercial properties representing 44,790 square feet of the 144,032 square feet. The largest owner is Richard Thypin, followed by Gilman Management and then Ranjana Mehta.
There are no active new building construction projects on this tax block.

The majority, or 43 percent of the 144,032 square feet of built space are walkup buildings, with specialty buildings next occupying 23 percent of the space.
