Rafael Abramov pays $3.7M to Jack Aini for retail building in Sheepshead Bay

Rafael Abramov through the entity 3202 Emmons LLC paid $3.7 million to Jack Aini through the entity Pacific Stewart Holding LLC for retail building at 3202 Emmons Avenue in Sheepshead Bay, Brooklyn.
The deal closed on December 29, 2021 and was recorded on January 24, 2022.
The property has 6,900 square feet of built space and 2,908 square feet of additional air rights for a total buildable of 9,825 square feet according to PincusCo analysis of city data. The sale price per built square foot is $536 and the price per buildable square foot is $376 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on September 25, 2015, for $3.3 million.

The 6,900-square-foot property generated revenue of $290,369 or $42 per square foot, according to the most recent income and expense figures.

It was a loan which Harshad Patel borrowed $5 million from Woori America Bank secured by the 19,950-square-foot, one-unit hotel (H4) on 3218 Emmons Avenue on November 15, 2021.
