Price Stone as user pays $7M to Marc Fishman for industrial in Bed Stuy

Price Stone through the entity 743 LLC paid $7 million to Marc Fishman through the entity Edith Court Properties, LLC for industrial (F9) at 743 Myrtle Avenue in Bed Stuy, Brooklyn.
The deal closed on December 3, 2021 and was recorded on December 16, 2021.
The property has 15,000 square feet of built space and 51,268 square feet of additional air rights for a total buildable of 66,255 square feet according to PincusCo analysis of city data. The sale price per built square foot is $470 and the price per buildable square foot is $106 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on August 25, 2017, for $6.5 million.
The signatory for Marc Fishman was Marc Fishman. The signatory for Price Stone was Tamir Ouanounou.

Price Stone already occupies the property. It is a supplier and distributor of tiles.

Within a 400-foot radius of 743 Myrtle Avenue, PincusCo identified six commercial real estate items of interests occurred over the past 24 months.
Of those six items, one was in new building development. It was a new building permit application filed on February 12, 2020 for a 102,412-square-foot R-2 building with 132 residential units at 122 Sandford Street.
Of those six items, four were sales above $5 million totaling $83.4 million. The most recent of the four was Rivky Brach which bought two condo units in the 17,370-square-foot, 73-unit mixed-use building (RM) on 756 Myrtle Avenue and one other property for $49.0 million from David Katz and Mordechai Spira on November 9, 2021.
One of those six items was a loan which Rivky Brach borrowed $37.2 million from Signature Bank secured by two condo units in the 17,370-square-foot, 73-unit mixed-use building (RM) on 756 Myrtle Avenue on November 9, 2021.
