Pilot Real Estate Group seeks certification for 24-unit development’s waterfront public access in Gowanus
Pilot Real Estate Group is seeking Chairperson Certification relating to the development of a 24-unit mixed-use building at 450 Union Street Street in Gowanus. Eric Schwartz, owner of Pilot Real Estate Group, filed the plans.
The developer is seeking Chairperson’s Certification that the proposed foundation will not conflict with the basic dimensional requirements of any required waterfront public access area or visual corridor. Per the application, the development will have 4,000-square-feet of waterfront access areas.
Last year, the developer filed new building plans with the New York City DOB for the construction of a 24-unit, 68,999-square-foot building at the site.
The plans called for the construction of a 100-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number B00591118.
Per the filing, the ground floor of the building will have multiple retail spaces and a residential and commercial lobby. The second floor will have more retail space. Floors three through eight will each have four dwelling units per floor, the third floor units will each have a private terrace and the floor will also have a public terrace. The roof will also have a terrace.
The requested certification will facilitate the issuance of a foundation and excavation permit for the development of an as-of-right mixed-use building.
The application indicates the building will also be slightly larger than indicated in the DOB filing. Per the file, the development site is currently anticipated to include roughly 43,499-square-feet of residential space and approximately 35,395-square-feet of non-residential space, for a total of approximately 78,894-square-feet.
