Phoenix Realty Group and Artimus receive NB construction permit for a 543-unit, residential building in Jamaica
Phoenix Realty Group and Artimus, on July 14, were given a new building permit for construction of a 543-unit, 417,586-square-foot residential building with retail space at 147-25 94th Avenue in Jamaica.
The plans, pre-filed on February 6, 2018, called for the construction of a 252-foot tall, 25-story residential building. The developers received their initial foundation permit earlier this year in March.
The project is described in the filings as: new 25-story building.
The cellar of the building with have an office, staff lockers, and storage space, per the plans. The ground floor will have retail space, a mail room, and residential lobby. The second floor will have a leasing office, indicating the units will be rentals. The third floor will have 10 units and the fourth floor will have 14 units. The fifth floor will have a fitness room, lounge, children’s playroom, outdoor roof terrace, and 19 units, an undisclosed number of which will have private terraces. Floors six through 25 will each have 25 units. The roof will have a tenant deck and there will be a garage that spans the first through third floors with space for 114 cars. The units will average 788 square feet apiece.
Phoenix Realty Group and Artimus acquired a 52-year ground lease for the development site for $34 million in 2016. Initial reports indicated the development duo planned to build a mixed-use project with a mix of market-rate and affordable residential units and commercial-retail space.
