Peter Lee pays $4M to Robert Nahodil for rental in Upper West Side

Peter Lee through the entity West 68 Partners LLC (as to a 66% Interest) and the entity West 68 Realty LLC (as to a 34% interest) paid $4 million to Robert Nahodil through the entity 24 West 68, LLC for the 10-unit rental (C5) at 24 West 68th Street in Upper West Side, Manhattan.
The deal closed on September 17, 2021 and was recorded on September 24, 2021.
The property has 6,065 square feet of built space and 5,418 square feet of additional air rights for a total buildable of 11,486 square feet according to PincusCo analysis of city data. The sale price per built square foot is $659 and the price per buildable square foot is $348 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Robert Nahodil was Robert Nahodil. The signatory for Peter Lee was Peter Lee.

The former owners according to the Department of Housing Preservation and Development included Trinidad Hidalgo, head officer and Dee Paris, site manager. The business entity was 24 West 68 Llc.

Within a 400-foot radius of 24 West 68th Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
One of those three items was a sale which David Eisenberg bought a unit in the 122-unit co-op (D4) building at 11 West 67th Street for $10.1 million from Elizabeth Stern and Emanuel Stern on June 18, 2021.
Of those three items, two were loans above $5 million totaling $72.2 million. The most recent of the two was Fine Times which borrowed $50 million from Citibank secured by the 30,480-square-foot, 10-unit rental (C5) on 23 West 68th Street and 19 other properties on August 10, 2021.

Correction: The property was acquired by two entities,  a 66 percent interest and a 34 percent interest. A prior version of the post only mentioned the 66 percent interest.
