The entity BP Developer Partners with unknown ownership paid $10 million to Pearl Realty Management through the entity 31 Church Ave LLC for the industrial building (GU) at 31 Church Avenue in Kensington, Brooklyn. The expected use is ground up development.
The deal closed on August 6, 2025 and was recorded on August 15, 2025. The property has 9,880 square feet of built space and 25,447 square feet of additional air rights for a total buildable of 35,343 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $1,012 and the price per buildable square foot is $282 per the PincusCo analysis. The seller bought the property on June 20, 2018, for $7.7 million. The signatory for Pearl Realty Management was Jack Guttman . The signatory for BP Developer Partners was Benzion Tyberg, also known as Ben Tyberg. The contract date was June 11, 2025.
