P. Zaccaro through the entity 1-3 Mott And 218 Lafayette Street Partners, LLC as borrower signed a refi loan with lender Derby Copeland Capital through the entity DCC Remmcf Seller Atlas, LLC valued at $32.8 million for three properties in Manhattan with 27 residential units including the 24-unit residential walkup building (C7) at 241 Mulberry Street in Nolita, the three-unit mixed-use building (K4) at 1-3 Mott Street in Chinatown, and mixed-use building (K2) at 218 Lafayette Street in SoHo.
The deal closed on May 11, 2026 and was recorded on June 18, 2026. The prior lender was Oceanview Life and Annuity Company. The three properties have 26,026 square feet of built space and 10,145 square feet of additional air rights for a total buildable of 35,266 square feet according to a PincusCo analysis of city data. The loan price per built square foot is $1,258 and the price per buildable square foot is $928 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
