Orange Management files plans for two buildings with a combined 113 units in Gowanus
Orange Management, on November 15, filed two permit applications for the construction of an 84-unit, 73,135-square-foot mixed-use building at 129 3rd Street and a 29-unit, 26,527-square-foot mixed-use building at 136 2nd Street in Gowanus, Brooklyn. Andrew Bradfield, a principal with Orange Management, filed the plans.
Orange Management is a NYC-based real estate firm that has developed 15 projects in New York City since 1999, according to the firm’s website. It is unclear if that number takes these two plans into consideration. The firm focusses on residential condominiums.
New building plans filed in Gowanus have become somewhat of a regularity over the last couple of months, as the highly anticipated rezoning of Gowanus becomes increasingly likely. Last week elected officials and City Hall reached an agreement on several demands for the rezoning, including a $200 million commitment from City Hall to renovate 1,662 apartments in two New York City Housing Authority complexes which fall within the proposed rezoning area.
Since the start of September, there have been plans filed for the construction of 1,545 dwelling units in the neighborhood. The explosion of development is extremely out of the ordinary for the neighborhood. For example, from the start of January 2016 through August of this year, plans were filed for the construction of only 225 dwelling units in Gowanus.

Orange Management’s first plans call for the construction of a 147-foot-tall, 14-story building at 129 3rd Street and were filed with the New York City Department of Buildings under job number B00621533. The development site spans one tax lot.
The project is described in the filing as: high rise new building. New 14-story building.
According to the plans, the ground floor of the building will have retail and residential space. Floors two through five will each have 11 dwelling units per floor, floors six through 13 will each have five dwelling units per floor, while the 14th floor will haave one dwelling unit, recreation space, and a roof deck.
The architect listed is Colberg Architecture.
The developer acquired the properties in 2014.

The second plans call for the construction of a 80-foot-tall, eight-story building at 136 2nd Street and were filed with the New York City Department of Buildings under job number B00623789. The development site spans one tax lot.
The project is described in the filing as: affordable housing new building. New eight-story building.
Per the plans, the ground floor of the building will have a lobby and retail space. Floors two through seven will each have five dwelling units per floor. The eighth floor will have a roof terrace.
