Onex receives TCO following construction of 107K sf mixed-use building in Flushing
Onex Real Estate Partners, on August 13, was issued a temporary certificate of occupancy for construction of a 103-unit, 107,956-square-foot mixed-use building at 144-74 Northern Boulevard in Flushing.
The plans, pre-filed on December 27, 2017, call for the construction of a 75-foot tall, seven-story residential building. The time from pre-file to TCO was two years and eight months.
The project is described in the filings as: construct new seven-story mixed-use building.
The building is split between 70,901-square-feet of residential space, 20,058-square-feet of commercial space, and just under 17,000-square-feet of community space.
According to the plans, the cellar will have storage for the retail space. The ground floor will have a residential lobby, retail space, a bank and community lobby. The second floor will have an adult day care, indoor and outdoor fitness centers, community facility space, a game room, lounge, recreation spaces, and heath care offices. The third floor will have 21 apartments, floors four and five will each have 22 apartments, the sixth floor will have 21 apartments, and the seventh floor will have 17 apartments. The building also has underground parking, with capacity for 172 vehicles.
Onex acquired the ground lease for the development site in November of 2017 from Oz Levi, who had previously planned a mixed-use development for the site with 120 apartments and 50,000-square-feet of retail and community space. The land is owned by the Hogsett family, and Onex as tenant controls it through the 99-year lease.
H Mart, a Korean supermarket chain, and Burger King will be the main retail tenants. Burger King had previously occupied the property before being demolished to make way for the new building.
