Office roundup: Related files $13.1M plans, George Comfort and Brookfield finish rehabs

Related Companies, on October 2, filed a permit application for a $13.1 million rehabilitation of several floors of their office and retail building, known as 30 Hudson Yards at 500 West 33rd Street, in Hudson Yards.

The plans call for a rehab of floors four through eight of the 1,269-foot tall, 68-story, building.

The project is described in the filings as: filing herewith for exterior work removal of steel screen, supports, panels and exterior sheetings as required. Install new steel supports as per plans. No change to use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $13,122,800.

Kohn Pedersen Fox is the architect named on the filing.

One month ago the firm formally completed an $8 million build-out of restaurant space on two floors of the building.

In August, Related completed three rehab projects totaling $25.4 million.

George Comfort & Sons, on October 1, formally completed a $6.9 million rehab of several floors of a building at 498 Seventh Avenue in Garment District.

The plans, pre-filed on March 5, 2019, call for a rehab of the mezzanine and floors 16 and 22 through 25 of the 285-foot tall, 24-story, building.

The project is described in the filings as: installation of interior non-bearing partitions and related finishes as per plans filed herewith. No change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $6,923,833.

Gensler was the architect for the project, per the filing.

The building’s largest tenant, healthcare union 1199SEIU Healthcare Workers East and its benefit fund, signed a lease for 580,000-square-feet of space, spanning 14 floors, in the 960,000-square-foot building back in 2017. Reports stated the union would occupy roughly 180,000-square-feet with the other 400,000-square-feet or so being occupied by its fund.

Brookfield Properties, on October 1, formally completed a $4.8 million rehab of the cellar and one floor of the Grace Building at 1114 Avenue Of The Americas in Grand Central.

The plans, pre-filed on March 11, 2019 call for a rehab of the cellar and ground floor plaza of the 591-foot tall, 47-story, building.

The project is described in the filings as: application filed for general construction in conjunction with renovations to plaza and below grade level (cellar). No change in use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $4,800,000.

MdeAS Architects was the architect listed.

On May 5, the developer filed plans for a $13.2 million rehab of floors one, two, and eight through 10 of the building. The plans were permitted in July.
