NYC Yemeni group pays $3M to former pol Marty Golden for hall in Bay Ridge

An advocacy group for New York City Yemenis, Aljalia Alyemnia of New York, through the entity 476 YEMUnity Realty LLC, paid just over $3 million to former City Council member and former New York State Senator Marty Golden through the entity 476, Inc for the Bay Ridge Manor catering hall building (P9) at 476 76th Street and across the street 473 76th Street, in Bay Ridge, Brooklyn. The expected use is owner-occupied.
The deal closed on December 22, 2025 and was recorded on December 31, 2025. The property at 476 76th Street has 7,520 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $349 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Marty Golden was Martin Golden. The signatory for Aljalia Alyemnia of New York was the group’s president, Ali Alsaede . The contract date was May 22, 2025.
Marty Golden, former Republican City Council member and former State Senator from Bay Ridge, was reported to have sold the catering hall business to his brother Patrick Golden years ago, but documents show Martin Golden as the signatory for the property since the Golden entity bought it in 1994, though it’s possible the catering business was separate from the property ownership business.
According to the community group, “We are pleased to inform you that this community project includes two properties on the same street: Building 476 — the main event hall (Bay Ridge Manor), serving as the official community center. Building 473 — located directly across from the hall, owned by the Yemeni Community of New York, and serving as the administrative office and headquarters for community services.”
Ali Alsaede is president of the community advocacy nonprofit Aljalia Alyemnia of New York, also known as YEMUnity. YEMUnity paid $450,000 for 473, across the street, in a transaction recorded January 2, 2026. The community group’s name, literally means The Yemini (Alyemnia) Community (Aljalia) of New York.
Prior sales, articles and revenue
Prior to this transaction, PincusCo has no record that the buyer Aljalia Alyemnia of New York had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Martin Golden had not purchased any other properties and had not sold any properties over the same time period.
The property
The specialty building in Bay Ridge has 7,520 square feet of built space according to a PincusCo analysis of city data. The parcel has frontage of 40 feet and is 100 feet deep with a total lot size of 4,000 square feet. The zoning is R5B which allows for up to 1.35 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.3 million.
Violations and lawsuits
There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has not received any significant violations in the last year.
Development
There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.
The neighborhood
In Bay Ridge, The bulk, or 30 percent of the 21 million square feet of commercial built space are elevator buildings, with walkup buildings next occupying 28 percent of the space. In sales, Bay Ridge has near average sales volume among other neighborhoods with $326.7 million in sales volume in the last two years and is the 24th highest in Brooklyn. On this tax block, PincusCo has identified the owners of seven of the 29 commercial properties representing 65,477 square feet of the 151,543 square feet. The largest owner is William Lerner, followed by Paul Belli and then Patrick Golden.
