Namdar Realty, HPNY pay $3M to Brodsky Organization for rental in Yorkville
Namdar Realty Group and HPNY through the entity 1577 3rd Ave Realty LLC paid $3 million to Brodsky Organization through the entity 89th Street Development Company, LLC for 14-unit rental (C7) at 1577 3rd Avenue in Yorkville, Manhattan.
The deal closed on July 22, 2021 and was recorded on July 30, 2021.
The property has 7,870 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $387 per the PincusCo analysis.
The signatory for Brodsky Organization was J. Dean Amro. The signatory for Namdar Realty Group and HPNY was Igal Namdar and Ivan Hakimian.
Igal Namdar is CEO of Namdar realty Group. Ivan Hakimian is president of HPNY.
The former owners according to the Department of Housing Preservation and Development includes Richard Mason, head officer and Safet Velic, agent. The business entities are Urban Associates, Llc and 89th St Development Company, Llc.
Within a 400-foot radius of 1577 3rd Avenue, PincusCo identified six commercial real estate items of interests occurred over the past 24 months.
Of those six items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on November 24, 2020 for the $844,000 renovation of 0-square-foot R-3 building with one residential units at 156 East 89th Street.
Of those six items, five were loans above $5 million totaling $128.8 million. The most recent of the five was David Simhaee which borrowed $5.1 million from Signature Bank secured by the 7,028-square-foot, 18-unit rental (C7) on 1596 3rd Avenue and one other property on January 25, 2021.
