Nack Gyeun Mun through the entity 51-55 West 35th Street Realty Inc. paid $16.5 million to Diana Jong through the entity Ding Sheng Realty Corp. for the 24-unit residential walkup building (C7) at 51-55 West 35th Street in the Garment District, Manhattan.
The deal closed on May 30, 2024 and was recorded on June 4, 2024. The property has 36,109 square feet of built space and 27,470 square feet of additional air rights for a total buildable of 63,590 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $456 and the price per buildable square foot is $259 per the PincusCo analysis. Prior to this transaction, PincusCo has no record that the buyer Nack Gyeun Mun had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Diana Jong had not purchased any other properties and had not sold any properties over the same time period. The former owners according to the Department of Housing Preservation and Development includes Diana Jong, head officer and Mag Manage, agent. The business entities are Mag Management Group and Ding Sheng Realty.
