Joseph Riegler, partners, in contract to pay $8M for 61K dev site in Hamilton Heights

St. Luke’s Episcopal Church through the entity St. Martin’s Protestant and Episcopal Church is seeking approval to sell the property at 281 Convent Avenue also known as 435 West 141st Street, for $8 million to developers Joseph Riegler, Eli Pavel and Moshe Friedman through the entity 435 West 141 Millennium LLC.
The property with 60,975 buildable square feet was marketed for sale with the owner identified as St. Luke’s Episcopal Church. The church sits on a 15,650-square-foot parcel which is the entire 200 foot block front and is 78.5 feet deep, but an irregular parcel.
The 10,130-square-foot church was built in 1892 and is in the Hamilton Heights Historic District. There is a partial vacate and partial stop work order on the property according to information on the city’s Department of Buildings.
Riegler recently filed plans for a 131-unit project in Mt. Eden.
The exclusive broker was Marcus & Millichap, according to the sale agreement, and listing information identifies the individual brokers as Dwane Omar Jones, Kodi Traver and Joseph French Jr. The property was offered recently for $12 million, according to a listing on Loopnet.
According to a listing, the church has been owned by St. Luke’s Episcopal Church since it was constructed in 1892. The approximately six-story building was designed by Robert Robertson, the architect of the historic New York Savings Bank building in Chelsea, and is about six stories high. LINK
