Moses J. Scharf through the entity 1002 Avenue N LLC paid $5.5 million to Joseph Esrail through the entity Ocean 1296 LLC for newly completed seven-unit rental (D1) at 1296 Ocean Parkway in Ocean Parkway South, Brooklyn.
The deal closed on June 29, 2021 and was recorded on July 16, 2021.
The property has 9,100 square feet of built space and 2,613 square feet of additional air rights for a total buildable of 11,700 square feet according to PincusCo analysis of city data. The sale price per built square foot is $606 and the price per buildable square foot is $471 per the PincusCo analysis.
The owner bought the property on 2-Mar-17, for $4.1 million.
