Millennium Partners files to convert 28K sf retail to medical for NYU Langone in Lincoln Square

Millennium Partners filed a plan with the city’s Department of Buildings to to convert 28,600 square feet of retail to ambulatory office on the ground floor and two lower levels of the condominium tower at 1980 Broadway in Lincoln Square, Manhattan. The plan was filed on April 24, 2023 under job number M08049661. An outpost of New York University Langone Health will occupy the space.

The work is planned for a portion of the base of the Millennium Towers, a 271-unit mixed-use condominium tower with an alternate address of 101 West 67th Street. The developer provided an initial cost estimate of $12.7 million for the portion of the work involving the change of use from retail to the ambulatory office. The bulk of the space is on the first floor.

The brokerage Ripco Real Estate was marketing the space according to marketing materials from 2018. However in 2022 Millennium Partners filed an amendment to the condominium to rearrange the retail space.
