Michael Pasztor paid $10.1 million to Nicholas Dionisiou for two buildings in Lenox Hill in two separate transactions. The seller sold the properties for 39 percent less than the $16.1 million he bought them for in 2016.

In the first, Michael Pasztor through the entity 341 Tenor Realty LLC paid Nicholas Dionisiou’s NSD 341, LLC $5.5 million for 341 East 65th Street in Lenox Hill. The deal closed on October 22, 2020, and was recorded on November 16, 2020. The transaction consists of 1 parcel, including the tax class multifamily, old law tenements (C4) and containing 20 residential units. The property is 10,060 square feet. The parcel(s) have total development potential of 10,846 square feet.
The sale price per unit is $275,225..

Dionisiou bought both properties for $16.5 million and sold them for $10.1 million, a decline of 39 percent. The contract date was May 5, 2020. The last time the property sold was August 3, 2016, for $8,250,000.
