Mendel Deutsch pays $6M to Goldstone Capital for former Brookland properties in Bedford-Stuyvesant

Mendel Deutsch bought three properties in Bedford-Stuyvesant from Goldstone Capital that were once owned by the bankrupt Brookland Capital, for a combined $6 million in three separate transactions. The contract date for the sale was November 15, 2019. The signatory for the seller was Arthur Spitzer.

Goldstone bought the three buildings for a total of $3.9 million on July 31, 2019 from Ronel Ben-Dov, as manager of the bankrupt Brookland. In April 2019, The Real Deal reported that former Brookland head Boaz Gilad was facing eviction from his headquarters, at 308 Malcolm X Boulevard.

In the first transaction, Mendel Deutsch through the entity 306 Malcolm NY LLC paid Goldstone Capital’s 308 Malcolm X Blvd LLC $2 million for 308 Malcolm X Boulevard in Bedford-Stuyvesant. The deal closed on June 25, 2020, and was recorded on July 7, 2020. The transaction consists of 1 parcel, including the tax class office building with residential apartments (O8). The property is 3,405 square feet. The parcel(s) have total development potential of 4,134 square feet.
The average sale price per square foot is $484.

The last time the property sold was July 31, 2019, for $1,100,000.

In the second transaction, Mendel Deutsch through the entity 306 Malcolm NY LLC paid Goldstone Capital’s 306 Malcolm X Blvd LLC $2 million for 306 Malcolm X Boulevard in Bedford-Stuyvesant. The deal closed on June 25, 2020, and was recorded on July 7, 2020. The transaction consists of 1 parcel, including the tax class office building with residential apartments (O8). The property is 3,520 square feet. The parcel(s) have total development potential of 4,125 square feet.
