Meadow pays $232M for leasehold at 860 Washington in Meatpacking District

Meadow Partners through the entity 860 Washington Gorp Property LLC acquired a leasehold from Property Group Partners through the entity 860 Washington Street LLC valued at $232 million for 1 parcel, including the tax class office building with commercial with seven to 19 stories (O6) at 860 Washington Street in West Village. The deal closed on December 31, 2020 and was recorded on January 12, 2021.
Cushman & Wakefield’s Doug Harmon, Adam Spies and Kevin Donner brokered the transaction. The signatory for Property Group was company chief executive Jeffrey Sussman. The signatory for the buyer was Jeffey Kaplan, Meadow’s managing partner. The fee is owned by Romanoff Equities, which acquired control from Property Group Partners last month for approximately $80.4 million. At the same time, Romanoff as landlord signed a 99-year lease with Property Group Partners. It was that lease which Meadow purchased for $232 million.
The property contains a total of 115,173 square feet of built space.
Over the past five years, there have been 42 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 42 renovation/alteration projects (A2) applied for with a total estimated value of $19,036,045.
