Mazem Dayem signs contract to buy parcels with $7.8M mortgage in Brownsville from Unicorp
Mazem A. Dayem through the entity ENY Rockaway LLC as buyer signed a contract with Unicorp National Developments through the entity W 16 East New York LLC as seller for 1134 East New York Avenue in Brownsville, Brooklyn and 1132 East New York Avenue in Brownsville, Brooklyn.
The deal closed on September 14, 2021 and was recorded on September 22, 2021.
The signatory for Unicorp National Developments was Charles Whittall. The signatory for Mazem A. Dayem was Mazem A. Dayem.
The contract date is March 3, 2021 and the anticipated closing date is on or before November 16, 2025. The sale price was not disclosed, but it includes paying off or assuming a mortgage that was $7.8 million in 2019. Whittall is president of Unicorp.
Within a 400-foot radius of 1132 East New York Avenue, Pincusco identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, one was for major renovation including a certificate of occupancy change. It was a permit issued on February 25, 2020 for the $1.6 million renovation of 19,782-square-foot R-1 building with 63 residential units at 30 E 98th Street.
One of those two items was a loan which David Krinsky borrowed $7.5 million from Sterling National Bank secured by the 79,058-square-foot, four-unit industrial (W1) on 1146 East 98th Street on March 3, 2020.
