Maverick Real Estate Partners through the entity 27th Street Multifamily LLC bought a note with an original principal of $10.3 million from BankUnited secured by Anthony Tristani’s 25-unit residential walkup building (C1) at 230 East 27th Street in Kips Bay, Manhattan.
The deal closed on September 16, 2022 and was recorded on September 22, 2022. The prior lender was BankUnited which held debt that had an original loan amount of $10.3 million. The property has 18,570 square feet of built space according to PincusCo analysis of city data. The loan price per built square foot is $zero per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The owner bought the property on October 9, 2015, for $19.5 million.

The business entities are Lisa Management and 84th North Street Realty Llc.
