Marshall Rose signs $10.1M refi with Arbor Realty for two rentals in Bronx

Marshall G. Rose through the entity 150 Westmar Realty LLC as borrower signed a refi loan with lender Arbor Realty Trust through the entity Arbor Commercial Funding I, LLC valued at $10.1 million for two rentals including the 36-unit rental (D1) at 150 West 179th Street in University Heights, Bronx and 27-unit rental (C1) at 2461-2473 Marion Avenue in Fordham Heights, Bronx.
The deal closed on October 28, 2021 and was recorded on December 3, 2021.
The two properties have 54,497 square feet of built space according to PincusCo analysis of city data. The loan price per built square foot is $185 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Marshall G. Rose was Marshall G. Rose.

The owners according to the Department of Housing Preservation and Development include Marshall Rose, head officer and Jose Hernandez, site manager. The business entity is 150 Westmar Realty Llc.
Within a 400-foot radius of 150 West 179th Street, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a loan which Prana Investments borrowed $9.8 million from Signature Bank secured by the 29,480-square-foot, 11-unit rental (C1) on 1929 Andrews Avenue South and four other properties on January 3, 2020.
