Marc Weil pays $6.2M to James Weil for retail building in Fresh Meadows

Marc Weil through Juju Partners LLC paid $6.2 million to James Weil through NY Dealer Stations, LLC for the retail building (K7) at 175-22 Horace Harding Expressway in Fresh Meadows, Queens.
The deal closed on September 1, 2021 and was recorded on September 15, 2021.
The property has 2,560 square feet of built space and 6,433 square feet of additional air rights for a total buildable of 8,935 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,441 and the price per buildable square foot is $699 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on December 29, 2010, for $1.2 million.
(421170459) Plans for a 0-unit, 2,560 square-foot B were filed on June 5, 2015 and were permitted on June 14, 2017.
Within a 400-foot radius of 175-22 Horace Harding Expwy, Pincusco identified one commercial real estate item of interests occurred over the past 24 months.
It was a new building permit application filed on November 12, 2019 for a 11,776-square-foot R-2 building with six residential units at 61-13 Utopia Parkway.
