Maguire Capital buys $5.1M note on Washington Heights rental

Maguire Capital through the entity Maguire Audubon LLC, paid $5.1 million for the loan with an original principal of $5.89 million from Oceanfirst Bank secured by 1 parcel, including the tax class multifamily, over six families without stores (C1) and containing 93 residential units at 560-568 Audubon Avenue in Washington Heights. The deal closed on March 5, 2021 and was recorded on April 2, 2021. The property is owned by Alex Hay’s Hayco Management.
The property contains a total of 66,450 square feet of built space. The last time the property sold was September 23, 2009 for $6,530,552.

This is at least the fourth note Maguire has purchased in New York City over the past year. The other three combined totaled $5.4 million.
