Maguire Capital buys $18M note secured by 49 Sheepshead Bay condos

Maguire Capital Group through the entity Emmons Avenue Lender LLC bought a loan with an original principal of $18 million from Investors Bank secured by 49 residential units, 32 commercial units and 12 parking spaces at the Breakers at 3112-3114 Emmons Avenue in Sheepshead Bay, Brooklyn. The deal closed on March 19, 2021 and was recorded on March 29, 2021.
The secured property contains a total of 81,453 square feet of built space, according to a PincusCo analysis of city records.
The property is owned by Chaim “Harry” Miller and Sam Sprei through the entity 3112 Emmons Lofts LLC, according to property records.
The last time the property sold was November 26, 2013 for $23,000,000.
