Madison Torah Center through the entity Madison Torah Center Congregation paid $5 million to the entity 2221 Ave R Holdings LLC for the religious building (W2) at 2221 Avenue R in Sheepshead Bay, Brooklyn. The expected use is owner-occupied.
The deal closed on October 27, 2025 and was recorded on November 26, 2025. The property has 16,140 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $309 per the PincusCo analysis. Prior to this transaction, PincusCo has no record that the buyer Madison Torah Center had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Jeffrey Zwick & Associates Registered purchased one property in one transaction for a total of $23.2 million and had not sold any properties over the same time period.

The parcel has frontage of 100 feet and is 145 feet deep with a total lot size of 14,500 square feet. The lot is irregular. The zoning is R3-2 which allows for up to 0.5 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.6 million.

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has received two DOB violations and $1,350 in OATH penalties in the last year.
