Lonicera Partners signs 99-year lease valued at $28.9M with Aview Equities in Downtown Brooklyn

Lonicera Partners through the entity Hanover Tower Owner LLC as tenant signed a 99-year ground lease valued at $28.9 million with Aview Equities through the entity The Liberman Group LLC as landlord for 15 Hanover Place and 275 Livingston Street in Downtown Brooklyn, Brooklyn.
The deal closed on September 22, 2021 and was recorded on October 5, 2021.

Lonicera paid $12.75 million for 275 Livingston in July 2021.
Lonicera filed plans on September 21, 2021 for a 244,085-square-foot R-2 building with 314 residential units at 15 Hanover Place.
The signatory for Aview Equities was Abraham Leifer. The signatory for Lonicera Partners was Jamie Anthony.

Abraham Leifer is founder and president of Aview Equities. The ground lease runs from January 1, 2021, and expires October 31, 2120.

Within a 400-foot radius of 275 Livingston Street, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.

One of those five items was a sale which RedSky Management bought the 279-square-foot development site (V1) on 589 Fulton Street and 15 other properties for $18.4 million from Barberry Rose Management Company on April 12, 2021.
One of those five items was a loan which Adam America Real Estate borrowed $30 million from Bank Leumi secured by five condo units in the 371-unit mixed-use building (RM) on 10 Nevins Street and 77 other properties on September 11, 2020.
