Loketch Group through the entity 158 Oxford LLC paid $11 million to Marc E. Lambrechts through the entity 158 Ny LLC for the development site at 158 South Oxford Street in Fort Greene, Brooklyn. The expected use is ground up development.

Prior to this transaction, PincusCo has no record that the buyer Loketch Group had purchased any other properties and sold six properties in two transactions for a total of $124 million over the past 24 months.

The parcel has frontage of 100 feet and is 115 feet deep with a total lot size of 11,500 square feet. The zoning is R6B which allows for up to 2 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $6.8 million.
