Lockhill Properties through the entity 175-177 East 3rd St Owner LLC paid $10.8 million to Kokot Realty Enterprises through the entity 175-177 East Third Associates, L.P. for the eight-unit residential walkup building (C4) at 175 East 3rd Street in Alphabet City, Manhattan and 10-unit residential walkup building (C4) at 177 East 3rd Street in Alphabet City, Manhattan.
The deal closed on June 20, 2023 and was recorded on June 27, 2023. The two properties have 13,461 square feet of built space and 5,566 square feet of additional air rights for a total buildable of 19,032 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $802 and the price per buildable square foot is $567 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Kokot Realty Enterprises was Arthur Kokot. The signatory for Lockhill Properties was Parke Leatherman.

The parcel has frontage of 24 feet and is 96 feet deep with a total lot size of 2,379 square feet. The zoning is R8B which allows for up to 4 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $4.2 million. The most recent loan totaled $5 million and was provided by First Republic Bank on August 9, 2019.
