Lions Group files plans for 363-unit high-rise in LIC
Albert Shirian’s Lions Group, on December 9, filed a permit application for construction of a 363-unit, 384,043-square-foot residential high-rise at 26-32 Jackson Avenue in Long Island City, Queens.
The development has been in the works for over five years. Back in 2015, 6sqft reported that the LIC-based developer was planning two residential towers at 26-32 Jackson Avenue and 27-01 Jackson Avenue. The developer filed plans for the first of the two buildings back in 2019, with Fetner Properties as a partner.

The developments are known as Jackson East and Jackson West.
The plans call for the construction of a 526-foot-tall, 49-story building and were filed with the New York City Department of Buildings under job number Q00608144. The development site spans one tax lot.
The project is described in the filing as: filing for 49-story residential high-rise building as per plans filed herewith.
Per the plans, the ground floor of the building will have a residential lobby, retail, and an eating and drinking establishment. The third floor will have a basketball court and yoga studios. The fourth floor will have amenity space. The fifth floor will have office space, a conference room, and eight dwelling units. The sixth floor will have eight dwelling units and laundry. Floors seven through 13 will each have 10 dwelling units per floor, the 14th floor will have six dwelling units, floors 15 through 24 will each have eight dwelling units per floor, the 25th floor will have four dwelling units, floors 26 through 38 will each have eight dwelling units per floor. The 29th floor will have three dwelling units, amenity space, and a terrace. The cellar will have an office.

The property was acquired for $8.5 million on September 9, 2015.
