Lightstone seeks waterfront certification for 710-unit Mott Haven development
The Lightstone Group filed an application seeking waterfront certification for a 62,789-square-foot waterfront public access along the Harlem River in conjunction with its plans to construct a 710-unit, 566,212-square-foot mixed-use building at 355 Exterior Street in Mott Haven, the Bronx.
The developer filed new building plans with the city’s Department of Buildings in October of last year calling for the construction of the development. According to the plans, the project will consist of a north and south tower. Amenities in the development include a dog spa, basketball/exercise space, kids room, game room, karaoke room, bowling, artist workshop, gallery, screening room, pool, yoga and exercise area, and a bar and lounge.
Now, the developer seeks waterfront certification pursuant to ZR 62-811 to facilitate the 62,789-square-foot waterfront public access area.
According to the application, the waterfront public access area (“WPAA”) will consist of an 18,392-square-foot shore public walkway, a 5,717-square-foot supplemental public access area (“SPAA”), a 6,978-square-foot Type 1 upland connection at its southern end, which will be adjacent to an additional 5,126-square-foot open area, and a 26,080-square-foot fire apparatus access road.
