Leo Zucker plans 83K sf mixed-use tower in Greenpoint on McCarren Park
Leo Zucker of Zucker Enterprises is planning an 11-story, 83,000-square-foot mixed-use development at 840 Lorimer Street also known as 320 Driggs Avenue, in Greenpoint, Brooklyn. The site is fronting on McCarren Park.
The parcel has been in the developer’s family since the 1980s, when Samuel Zucker purchased it for an undisclosed amount. The site is currently occupied by three industrial buildings with a total of 39,125 square feet of built space. One of the buildings is the old Royal Lace Paper Works building, at 846 Lorimer Street.
This Zucker family appears to have no relation to Donald Zucker, the founder of the prominent Donald Zucker Company, which started as a mortgage brokerage in the 1960s and has since grown and transitioned into operating across several fronts in the industry.
The plans for the new 11-story building were disclosed in a CEQR project filed with the Mayor’s Office of Environmental Coordination.
The project seeks a zoning map amendment from M1-2/R6, R6A/C2-4 to C4-5D and a zoning text amendment to establish a mandatory inclusionary housing (MIH) area to facilitate the development.
No plans have yet been filed with the NYC Department of Buildings.
On January 7, 2016, Grand Street Development filed plans calling for 36,266-square-foot residential building with 52 dwelling units at the neighboring property, 848 Lorimer Street. The development received its initial TCO on July 23, 2019.
