One residential sale October 6, 2023: Lenox Hill townhouse sells for $26.5M

The entity 129 East 73rd Street Corp. paid $26.5 million to the hedge fund manager Craig Effron for the townhouse building (W3) at 129 East 73rd Street in Lenox Hill, Manhattan.
The townhouse was the fictional home to the fashion-magazine publisher played by Meryl Streep in the film Devil Wears Prada, the Wall Street Journal’s Mansion Global reported when the property was listed for sale earlier this year by Adam D. Modlin of the Modlin Group.
The sale closed on September 22, 2023 and was recorded on October 6, 2023. The property has 8,814 square feet of built space and 11,419 square feet of additional air rights for a total buildable of 20,232 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $3,006 and the price per buildable square foot is $1,309 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
