Lazar Muller signs $9.2M refi with OceanFirst Bank for commercial property in Tremont

Lazar Muller through the entity Arthur Crotona LLC as borrower signed a refi loan with lender OceanFirst Bank valued at $9.2 million for 14 commercial condos that comprise the industrial (IB) building at 1910 Arthur Avenue in Tremont, Bronx.
The deal closed on October 1, 2021 and was recorded on October 26, 2021.
The property has 65,181 square feet of built space according to PincusCo analysis of city data.
The signatory for Lazar Muller was Lazar Muller.

Within a 400-foot radius of 1910 Arthur Avenue, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was for major renovation including a certificate of occupancy change. It was a permit issued on October 23, 2020 for the $3.8 million renovation of 62,506-square-foot E building with no residential units at 1910 Arthur Avenue.
Of those four items, three were loans above $5 million totaling $55 million. The most recent of the three was Aquinas Housing Corporation which borrowed $38.8 million from CPC Mortgage Company secured by the 21,403-square-foot, 20-unit rental (C1) on 1844 Arthur Avenue and 16 other properties on August 3, 2021.
