Last week sales review

Sales review for the week ending January 15, 2021.
Commercial:
The top sale last week was SL Green Realty, Walter & Samuels and David Swersky, which sold 460 West 34th Street in Hudson Yards to Mark Karasick’s 601W Companies. The reported price was $952.5 million, and the transfer price was $809.9 million.

The next highest sale was CIM Group and L+M Development Partners selling the affordable complex at 265 Cherry Street in Two Bridges to Related Companies for $423.96 million.

The next highest sale was Meadow Partners buying the leasehold of 860 Washington Street in the Meatpacking District.

The fourth largest transaction was Hudson Valley Property Group buying the affordable Bronx complex 1600 Sedgwick Avenue for $115 million.

And the fifth largest sale was CubeSmart paying Storage Deluxe $102.4 million for 41-06 Delong Street in Flushing.

Overall, there were 397 commercial transactions recorded last week in New York City totaling $2.68 million.

Other sellers last week included AEW Capital Management, the Vanderbilt family, Matrix Development Group, Haug Realty, Orbach Group and Joseph Brunner.

Additional top buyers included Slate Property Group, Dov Hertz, Willowick Properties, Dynamic Star, United Construction & Development.

Residential
There were five residential sales above $10 million recorded last week, with the most notable being the family of Alex Adjmi buying a co-op unit for $12.8 million

Another notable sale was to Ralph Nakash, a co-founder of Jordache Enterprises, who purchased a unit in 812 Fifth Avenue that was previously owned by the late Nelson Rockefeller Jr.
