L3 Capital adds 5th parcel to Williamsburg dev site, for $4.3M

L3 Capital through the entity L3 N 6 Assemblage LLC paid the Lika family $4.3 million for 53 North 6th Street in Williamsburg. This expanded one of two development sites L3 has in Williamsburg.

The deal closed on October 22, 2020, and was recorded on October 29, 2020. The transaction consists of 1 parcel, including the tax class multifamily, five to six families (C2) and containing 5 residential units. The property is 3,100 square feet. The parcel(s) have total development potential of 7,500 square feet.
The average sale price per square foot is $573.

The contract date was August 18, 2020. This purchase adds a fifth parcel to an existing four-property assemblage at the northeast corner of Kent Avenue and North 6th Street. The signatory for L3 was company co-founder Domenic Lanni.
