Kandarp Mehta of JHC Fabrication through the entity Shivam Estates, LLC paid $4.5 million to Henry Calamari through the entity 595 Berriman Street Corp. for the industrial building (F5) at 595 Berriman Street and an adjacent parcel in East New York, Brooklyn
The deal closed on January 26, 2023 and was recorded on February 6, 2023. The two properties have 16,500 square feet of built space and 2,000 square feet of additional air rights according to PincusCo analysis of city data. The sale price per built square foot is $273 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Henry Calamari was Henry Calamari. The signatory for Kandarp Mehta was Kandarp Mehta. Kandarp Mehta is president of JHC Fabrication, which fabricates countertops. The seller, Henry Calamari, was the president and CEO of JHC Fabrications, the same company with a slightly different spelling. It appears Mehta acquired control of the company and now has acquired the building in which the company operates.

Prior sales and revenue
Prior to this transaction, PincusCo has no record that the buyer Kandarp Mehta had purchased any other properties and has no record it sold any properties over the past 24 months.
