Jung Ho Park through the entity Alea Partners NY LLC paid $5 million to So Young Shin through the entity Le Rouge Graine LLC for the hotel building (H9) at 297 Seventh Avenue in Chelsea, Manhattan.
The deal closed on November 22, 2023 and was recorded on November 29, 2023. The property has 4,800 square feet of built space and 18,595 square feet of additional air rights for a total buildable of 23,390 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $1,041 and the price per buildable square foot is $213 per the PincusCo analysis. The seller bought the property on October 27, 2021, for $7.3 million. The signatory for So Young Shin was So Young Shin. The signatory for Jung Ho Park was Jung Ho Park. The contract date was November 3, 2023. John H. Lee is identified as an attorney in other docs and is the registered agent of the buyer entity. So Young Shin is with the seller entity.

The most recent loan totaled $5 million and was provided by NewBank on October 27, 2021.
