Julianne Moore sells West Village townhouse for $15M

The entity 335 11th Street LLC paid $15 million to Julianne Moore for the townhouse (A5) at 335 West 11th Street in West Village, Manhattan.
The deal closed on June 21, 2021 and was recorded on July 13, 2021.
The property has 4,004 square feet of built space and 912 square feet of additional air rights for a total buildable of 4,925 square feet according to PincusCo analysis of city data. The sale price per built square foot is $3,746 and the price per buildable square foot is $3,045 per the PincusCo analysis.
The signatory for Julianne Moore was Julianne Moore. The signatory for 335 11th Street LLC was Steven Matz.
One of the projects were to change the number of residential units from 0 to 1 and were permitted on January 14, 2004.
Within a 400-foot radius of 335 West 11th Street, Pincusco identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, one was in new building development. It was a new building permit issued on October 30, 2019 for a 27,874-square-foot R-2 building with one residential unit residential units at 145 Perry Street.
One of those five items was a sale which 332 W 11 Holding LLC bought the 24,840-square-foot, one-unit industrial (G1) on 332 West 11th Street for $26 million from Jack Jakub on December 31, 2020.
Of those five items, three were loans above $5 million totaling $57 million. The most recent of the three was 332 W 11 Holding LLC which borrowed $32.2 million from First Republic Bank secured by the 24,840-square-foot, one-unit industrial (G1) on 332 West 11th Street on December 31, 2020.
