In the first, Rosenfeld through the entity 2345 Ocean Associates LLC as borrower signed a loan agreement with lender TD Bank valued at $12.3 million for 1 parcel, including the tax class multifamily, semi-fireproof (without stores) (D1) and containing 94 residential units at 2345 Ocean Avenue in Sheepshead Bay. The deal closed on April 23, 2020 and was recorded on May 26, 2020.
The property contains a total of 104,000 square feet of built space.
The average loan per unit is $130,479.
JPMorgan Chase provided the prior debt totaling $9.475 million. The last time the property sold was July 27, 2011, for $7,049,652.
