Joseph McDonnell pays $22.5M to union for Tribeca condos, part of $35M sale

Joseph McDonnell paid $22.5 million to the Communications Workers of America local 1180 for two Tribeca condos, which are part of a four-unit transfer totaling $35 million. The other two units were recorded earlier last week.

In one sale recorded Friday, Joseph McDonnell through the entity 6h CCC Owner LLC paid $14 million to CWA Local 1180 through the entity Communications Workers Of America Local 1180 for the commercial condo (CR) at 6 Harrison Street in Tribeca, Manhattan.
The deal closed on November 19, 2021 and was recorded on December 3, 2021.
The property has 7,141 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $1,960 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on December 7, 2016, for $10.8 million.
The signatory for CWA Local 1180 was Gloria Middleton. The signatory for Joseph McDonnell was Joseph McDonnell.

This is for unit 2. The entity affiliated with Joseph McDonnell has now acquired all four commercial condominiums that were owned by the CWA. The combined price for the four units was $35 million. The other three units in 6 Harrison are owned by non-CWA entities.

In the second transfer recorded Friday, Joseph McDonnell through the entity 6h CCC Owner LLC paid $8.5 million to Communications Workers of America Local 1180 through the entity Municipal Management Society Local 1180 C.W.A. for industrial (CR) at 6 Harrison Street in Tribeca, Manhattan.
The deal closed on November 19, 2021 and was recorded on December 3, 2021.
The property has 5,410 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $1,571 per the PincusCo analysis.
