Joseph Kalimian paid $5 million to Russell Abramson for retail in the Queens neighborhoods of Sunnyside and Murray Hill in two separate transactions.

In the first, Joseph Kalimian through the entity Proud Group LLC paid $2.5 million to Russell Abramson through the entity Biart Realty Corp for the retail building (K1) at 43-01 Greenpoint Avenue in Sunnyside, Queens.
The deal closed on August 11, 2025 and was recorded on August 21, 2025. The property has 6,243 square feet of built space and 12,500 square feet of additional air rights for a total buildable of 18,750 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $408 and the price per buildable square foot is $136 per the PincusCo analysis. The signatory for Russell Abramson was Russell Abramson. The signatory for Joseph Kalimian was Joseph Kalimian. The contract date was June 11, 2025. Russell Abramson acquired the property on April 22, 1964.

In the second, Joseph Kalimian through the entity Trend Group LLC paid $2.5 million to Russell Abramson through the entity Biart Realty Corp for the retail building (K1) at 162-02 Northern Boulevard in Murray Hill (QN), Queens. The expected use is cash flowing.
The deal closed on August 11, 2025 and was recorded on August 21, 2025. The property has 4,524 square feet of built space and 1,652 square feet of additional air rights for a total buildable of 6,197 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $563 and the price per buildable square foot is $411 per the PincusCo analysis.
