Joseph Inzlicht plans 10-unit building in Borough Park

Joseph Inzlicht submitted a new building construction project for a 10-unit, 23,121-square-foot residential (R-2) building at 5222 14th Avenue in Borough Park, Brooklyn. The plan was filed on September 23, 2022. It calls for the construction of a 65-foot-tall, six-story building and was filed with the New York City Department of Buildings under job number B08003030. The project is described in the filing as: new six story and cellar mixed use, residential and community facility (childcare) building.

The 5222 14th Avenue project is on two tax lots with a combined frontage of 80 feet with a total lot size of 8,017 square feet. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential.

On this tax block, PincusCo has identified the owners of four of the 24 commercial properties representing 47,786 square feet of the 93,124 square feet. The largest owner is Isaac Herskovitz, followed by Chaskel Eisner and then Yaakov Einhorn. On the tax block, there were two new building construction projects totaling 34,655 square feet. The largest is a 10-unit, 23,121-square-foot R-2 building developed by Joseph Inzlicht with plans filed September 23, 2022 and it has not been permitted yet. The second largest is a four-unit, 11,534-square-foot R-2 building developed by Abraham Wieder with plans filed November 15, 2018 and permitted December 18, 2020.

Within a 400-foot radius of 5222 14 Avenue, PincusCo identified two commercial real estate items of interests occurred over the past 24 months. Of those two items, one was in new building development. It was a new building permit application filed on December 22, 2021 for a 10,508-square-foot R-2 building with five residential units at 1361 52nd Street. One of those two items was a loan which Heshy J. Botknecht borrowed $5 million from New York Community Bank secured by the 36,600-square-foot, 46-unit rental (C1) on 5225 14th Avenue on October 21, 2021.
