Joseph Alexander signs $23.6M refi loan with H&O Capital for retail in Mt Eden
Joseph Alexander through the entity 1240 Edward Grant LLC as borrower signed a refi loan with lender H&O Capital Funding through the entity 1240 El Grant Highway LLC valued at $23.6 million for the retail building (K1) at 1240-1250 Edward L Grant Highway in Mt Eden, Bronx.
The deal closed on February 10, 2023 and was recorded on March 22, 2023. The property has 26,000 square feet of built space and 418,074 square feet of additional air rights for a total buildable of 444,056 square feet according to PincusCo analysis of city data. The loan price per built square foot is $907 and the price per buildable square foot is $53 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The owner bought the property on December 10, 2020, for $13.8 million. The signatory for Joseph Alexander was Joseph A. Alexander. The signatory for H&O Capital Funding was Joseph Houlihan. H&O Capital Funding is a division of Houlihan and O’Malley Commercial Services.
Prior sales and revenue
The 26,000-square-foot property generated revenue of $658,364 or $25 per square foot, according to the most recent income and expense figures.

The 1240-1250 Edward L Grant Hwy parcel has frontage of 608 feet and is 141 feet deep with a total lot size of 59,050 square feet. The lot is irregular. The zoning is R9A which allows for up to 7.52 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $3.5 million.The most recent loan totaled $20 million and was provided by H&O Capital Funding on February 1, 2022.

There were no lawsuits or bankruptcies filed against the property since September of 2020. In addition, according to city public data, the property has received one DOB violation and $1,200 in OATH penalties in the last year.
