John Chetram through the entity J&M Enterprize LLC paid $2.2 million to Claude Marku through the entity Markland LLC for the mixed-use building (S1) at 87-20 Woodhaven Boulevard in Woodhaven, Queens and two-unit office building (O8) at 87-16 Woodhaven Boulevard in Woodhaven, Queens.
The deal closed on September 7, 2022 and was recorded on September 15, 2022. The two properties have 5,065 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $434 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
