Joel Waldman through the entity 2150c LLC as borrower signed a loan with lender S3 Capital through the entity S3 Re Funding III LLC valued at $6.5 million for the midblock 36-unit, 24,262-square-foot residential development project at 2150-2152 Clinton Avenue in Belmont/Little Italy, Bronx.
The deal closed on May 25, 2022 and was recorded on June 13, 2022. The property has 2,657 square feet of built space and 13,845 square feet of additional air rights for a total buildable of 16,481 square feet according to PincusCo analysis of city data. The loan price per built square foot is $2,427 and the price per buildable square foot is $391 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The owner bought the property on November 30, 2021, for $1.6 million.
