Joel Schwartz through the entity Grove Menahan BK LLC paid $6 million to Moshe Granit through the entity 115-117 Grove St LLC for the two-parcel development site at 111 Grove Street and 60 Menahan Street in Bushwick, Brooklyn. The expected use is ground up development.

Prior to this transaction, PincusCo has records that the buyer Joel Schwartz purchased 10 properties in seven transactions for a total of $47.9 million and sold three properties in three transactions for a total of $4 million over the past 24 months.
The seller Moshe Granit had not purchased any other properties and had not sold any properties over the same time period.

The city-designated market value for the property in 2022 is $344,000.

The PincusCo database currently indicates that Joel Schwartz owned at least 112 commercial properties with 1,923 residential units in New York City with 1,106,319 square feet and a PincusCo-determined asset value of $1.4 billion. The portfolio has $1.8 billion in debt, with top three lenders as BridgeCity Capital, Popular Bank, and S3 Capital respectively. Within the portfolio, the bulk, or 53 percent of the 1,106,319 square feet of built space are elevator properties, with walkup properties next occupying 15 percent of the space.
