Jeff Sutton sells Midwood property to car dealer for $18M

Car dealer John A. Rosatti through the entity 2917 Nostrand LLC paid $18 million to Jeff Sutton and Wharton Properties through the entity 2925 Kings Highway LLC for the retail building (K1) at 2917 Nostrand Avenue in Midwood, Brooklyn and industrial (G7) at 2924 Nostrand Avenue in Midwood, Brooklyn.
The deal closed on September 15, 2021 and was recorded on September 28, 2021. PincusCo exclusively reported the transaction in July, when it went into contract.
The two properties have 16,856 square feet of built space and 5,153 square feet of additional air rights for a total buildable of 22,011 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,067 and the price per buildable square foot is $817 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Jeff Sutton and Wharton Properties was Jeff Sutton. The signatory for John A. Rosatti was John A. Rosatti.
Sutton bought the property from Waldbaums for $4.625 million in 1998, according to an analysis of transfer tax records. Sutton has sold seven properties for a total of $463 million over the past two years, not including his sale of a stake in 730 Fifth Avenue to Brookfield Properties for $779 million in August 2019, which was not recorded in Acris.
Within a 400-foot radius of 2924 Nostrand Avenue, Pincusco identified one commercial real estate item of interests occurred over the past 24 months.
It was a permit application filed on January 30, 2020 for the $330,000.0 renovation of 6,600-square-foot B building with 0 residential units at 2917 Avenue N.
