Jane Love pays $2.7M for industrial in Bushwick, across street from $257M 123 Melrose

Jane Love through the entity Wyatt And Billy, LLC paid $2.7 million to Cheryl Weiss through the entity Idared LLC for the midblock industrial building at 106 Melrose Street in Bushwick, Brooklyn and the midblock industrial building at 108 Melrose Street in Bushwick, Brooklyn.
The deal closed on March 21, 2022 and was recorded on April 7, 2022.
The two properties have 8,750 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $308 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Cheryl Weiss was John Weiss. The signatory for Jane Love was Jane Love.

Prior sales and revenue
Prior to this transaction, Pincusco has no record that the buyer Jane Love had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Cheryl Weiss had not purchased any other properties and had not sold any properties over the same time period. The two properties with a total of 8,750 square feet of built space generated revenue of $185,246 per year or $21 per square foot. The sale price per square foot was $309.

The second largest is a 2,114-square-foot S-2 building developed by Itamar Davidi with plans filed November 5, 2015 and it has not been permitted yet.

The most recent of the three was Atlas Capital Group which borrowed $305.9 million from Square Mile Capital Management secured by the 388,023-square-foot, 469-unit rental (D6) on 123 Melrose Street and one other property on December 20, 2021.
